Whimstay’s pricing system for independent hosts is designed to be hands-off, accurate, and competitive. That way, you can focus on hosting while we help you fill last-minute gaps in your calendar.
We automatically pull your rates and cleaning fee from Airbnb, which means you don’t have to manage pricing in multiple places.
How pricing is set on Whimstay
When you list your property on Whimstay:
We import your Airbnb rates — your nightly price and cleaning fee on Airbnb are synced, so you don’t have to update prices twice.
We separate your base price from fees — cleaning fees, pet fees, and other charges won’t be discounted and go directly to you in full.
You set your last-minute discount — attract spontaneous, last-minute travelers and fill nights that might have otherwise stayed empty.
Understanding your base price
Your base price is the nightly price we import from Airbnb minus fees (like cleaning fees) that Airbnb includes in the nightly price.
Example: If Airbnb shows $250 with a $50 cleaning fee included, your base price is $200.
ℹ️ The base price is the only part affected by your last-minute discount. None of your fees are discounted — they’re all passed to you in full.
Setting your last-minute discount
The last-minute discount helps your listing stand out to spontaneous travelers booking close to their stay.
When it applies: for bookings made less than 30 days before check-in.
Minimum discount: all listings on Whimstay must offer at least 15%.
Recommended discount: 20% or more gives you the best chance of getting booked.
Where to set it: in the Pricing & availability tab on your dashboard.
💡 Note: Discounts only apply to your base rate. Your fees stay the same.
Managing your fees and taxes
We’ll import your cleaning fee from Airbnb automatically, but you can add or adjust other fees from your dashboard anytime:
Pet fee (per stay or per night)
Additional guest fee (per night after your set guest limit)
